Purpose
Mortgage Payment Calculator is a free online tool for estimating monthly mortgage payments. It helps homebuyers understand monthly housing costs and compare different financing options.
Main Capabilities
- Monthly payment estimation: Calculate principal and interest, and optionally include property tax, homeowners insurance, private mortgage insurance (PMI), and HOA fees to arrive at a more complete estimate of monthly housing costs.
- Scenario comparison: Adjust inputs such as down payment, interest rate, and loan term, and results update automatically, making it easy to compare different scenarios.
- Upfront costs and discount points: Optionally estimate closing costs and discount point assumptions, calculate the cash required, and choose whether closing costs are paid upfront or financed into the loan. Discount points are modeled as upfront cash.
- Extra payments: Support simulating monthly, annual, or one-time extra principal payments, and estimate the time to pay off the loan early and the interest saved.
- Payment breakdown: Provide a payment breakdown (principal, interest, housing costs), upfront cost details, and an amortization schedule (annual or monthly) showing principal, interest, extra payments, and remaining balance.
- Pre-approval exploration: Provide an option to continue to pre-approval, but it does not change the calculator estimates; loan availability, rates, and eligibility depend on the lender and borrower qualifications.
How to Use
Enter the home price, planned down payment, mortgage interest rate, and loan term in the calculator to estimate the principal and interest monthly payment. For a more complete monthly estimate, add property tax, homeowners insurance, applicable PMI, and HOA fees.
When comparing mortgage scenarios, it is recommended to change only one input at a time and keep the others unchanged, so you can clearly see the impact of changes in down payment, interest rate, or loan term on the monthly payment and total cost.
Use Cases
- Assess monthly housing affordability before buying a home.
- Compare financing options with different down payment percentages, interest rates, or loan terms.
- Understand the potential impact of extra payments on payoff speed and interest savings.
- Estimate the cash required at closing and plan a budget.
Limitations
- The results are planning estimates, not a Loan Estimate. Actual cash at closing may also include prepaid interest, initial escrow deposits, title and settlement fees, inspection fees, transfer taxes, lender credits, seller credits, and other transaction costs.
- Loan availability, rates, and eligibility depend on the lender and borrower qualifications; the calculator does not provide pre-approval or a loan commitment.
- The reduction in interest rate from discount points varies by lender, and the quoted rate must be entered separately.
- Whether closing costs can be financed into the loan depends on the loan program, lender requirements, loan-to-value limits, transaction structure, and applicable rules; the calculator only models the payment impact and does not determine eligibility.
- Insurance costs and HOA fees may change; even if the principal and interest monthly payment on a fixed-rate loan remains unchanged, total housing costs may also change.
- The interest rates and fees in the examples are for illustration only and are not current market quotes.
