About this tool

Altyst is an AI tool for commercial real estate underwriting, positioned to turn a property address, listing link, or offering memorandum into a complete and editable underwriting model, and to output results such as cash flow, IRR, and DSCR.

Purpose and Positioning Its core scenario is commercial real estate transaction underwriting: starting from the materials you already have, quickly obtain a reviewable, traceable, and deliverable model to help decide whether to proceed, reprice, or abandon.

Main Capabilities First, reading and modeling from materials. Offering memorandums, rent rolls, T-12s, debt quotes, or lease details can be placed in any format, and you can also paste a listing link and start from the asking price. Every extracted value is presented as a "suggestion" and labeled with its source; conflicting or uncertain content is first brought to you for confirmation before entering the model.

Second, generating a real-time operating model. The model covers the path from gross rent to effective gross income to NOI, rents and expenses use different growth curves, and line-by-line trends can be viewed below. All calculations are performed by a deterministic engine.

Third, debt and lease rollover. Debt sizing can be calculated by LTV, minimum DSCR, or debt yield, and can be layered with mezzanine, interest-only periods, or bridge arrangements for refinancing. Lease rollover can include TI, LC, vacancy periods, renewal probability, and expense stops.

Fourth, stress testing and repricing. Base, upside, and downside scenarios can be run, along with two-way sensitivity grids for the key variables driving the transaction; with one click, repricing can be done to a quote that hits the target return.

Fifth, deliverables. Provides an Excel workbook with live formulas, a summary memo, a PowerPoint presentation, and lender and offering packages. Every value in every file can be traced back to the engine and carries provenance.

How to Use Start with the materials you already have: place in an OM, rent roll, T-12, debt quote, or lease details, or paste a listing link. Then verify the extracted values and override inputs you do not agree with. The model is editable end to end: change any assumption, and returns, cash flow, debt, and downside scenarios update instantly; click any number to see how it is calculated. Finally, export the workbook, memo, presentation, and packages.

Applicable Scenarios Suitable for asset types such as multifamily, office, retail, industrial, self-storage, mixed-use, and land, each with corresponding leasing, debt, and waterfall handling logic.

Trust and Security Mechanisms Calculations are performed by tested code, without relying on a language model to do arithmetic; AI is only responsible for reading documents, and every value is labeled with its source and confidence and awaits your review, and you can override it before the model relies on that value. Workspaces are isolated, role-based access control is used, and transactions and documents exist only in your workspace; a single transaction can be deleted, or the entire workspace can be deleted, with the underlying documents removed as well.

Pricing Offers plans billed by number of transactions, such as 5 per month and 15 per month, with overages billed per additional transaction; plans differ in shared workspaces, seats, onboarding and support, and security and procurement review. Plan limits and full details are subject to the pricing page, and you can also inquire via support@altyst.ai.

Limitations The available materials do not provide information such as asset coverage beyond the specific asset types supported by the model, the list of supported file formats, the specific field structure of exported files, API or integration capabilities, or details on data retention and compliance certifications, and these are not currently provided. In addition, AI extraction results still require manual review and cannot replace underwriting judgment.
