Purpose This service is aimed at automation scenarios that need public records for Cook County and Chicago real estate, providing a hosted MCP server and HTTP API. It links and normalizes records such as parcels, recorded sales and deed history, building permits, and property-tax assessment history, returns unified answers by address or PIN, and includes comparable sales (comps) and lightweight automated valuation, making it suitable for real estate due diligence, automated valuation and comps, title and lien research preparation, lead enrichment, and market analysis, serving autonomous agents and LLM pipelines.
Main capabilities
- Parcel information (parcels): query by address or PIN.
- Recorded sales & deed history.
- Building permits: and permits can be linked to PINs.
- Property-tax assessment history.
- Comparable sales (comps) and lightweight automated valuation: includes arm's-length filtering, same-neighborhood/same-type matching, and provides implied low/mid/high valuation ranges.
- Returns joined and derived finished answers, rather than raw data rows.
Incremental value compared with raw open data The official description states that raw open data (Socrata) cannot directly provide the following, while this service can:
- Building permits associated with PINs: the Chicago permit data source has no PIN field; the permit-to-parcel association here is derived through exact address matching plus nearest-parcel geographic matching, and cannot be reproduced with raw SoQL queries.
- Street addresses on parcels: Parcel Universe has no addresses; here they are joined in from another dataset within the service.
- Comparable-sales valuation: this is derived analysis rather than a row query. Therefore, a single call can return a normalized property record; using only raw open data would require orchestrating multiple datasets and reconstructing join relationships that do not exist upstream.
How to use
- Remote MCP endpoint:https://api.ingest0r.com/mcp (streamable-http—add to any MCP client, no installation required).
- No registration, no API key; pay per call via the x402 protocol (USDC on Base or Solana).
- PIN tools return HTTP 402 with machine-readable x402 payment terms when unpaid; retry after paying USDC.
- Search and sample are free. Three real parcels are also provided free on the paid route (live data, verifiable on the county official portal): 09253050270000 · 09253060510000 · 09253140190000 .
- Free sample response (no payment required):https://api.ingest0r.com/v1/sample .
- Official website / HTTP API:https://api.ingest0r.com .
- Registered in PulseMCP (cook-county-property-data) and the official MCP Registry (com.ingest0r.api/cook-county-property-data).
Data and Coverage
- Approximately 1.9 million parcels, refreshed nightly from the Cook County Assessor, Cook County Recorder of Deeds, and the City of Chicago open data portal (Socrata).
- Includes only public records keyed by property; excludes owner/occupant personal data.
Use Cases Real estate due diligence, automated valuation and comparable sales, title and lien research preparation, lead enrichment, market analysis, and automated querying of property records in autonomous agents and LLM pipelines.
Limitations
- Payment method is per-call, paid via the x402 protocol in USDC (Base or Solana); specific pricing and call quotas are not yet provided in the materials.
- The free scope is limited to search and sample responses, as well as the three real parcels specified on the paid route; other calls require payment.
- Data covers only Cook County (including Chicago), and only public records keyed by property, excluding owner/occupant personal data.
- The materials do not provide performance metrics such as accuracy, latency, or availability, nor other pricing or limitation information beyond the above endpoints and examples.
