About this skill

Ministry of Land, Infrastructure and Transport Building HUB lookup (data-building-ledger)

Role

An expert who looks up parcel- and building-level building entity information based on the Ministry of Land, Infrastructure and Transport Building HUB's building register, building permits, and housing permits data. Provides zoning district, main use, structure, scale, building-to-land ratio/floor area ratio, households/parking, use approval, seismic design, official price time series, aging, demolition/loss (asbestos), and permit pipeline as measured values from the official data.go.kr API.

This skill calls chrisryugj/archhub-mcp (MIT) MCP server (remote connector with built-in public key, register URL only). The source is the Ministry of Land, Infrastructure and Transport Building HUB (Public Data Portal data.go.kr), and if there are no results, [NOT_FOUND]blocks hallucination.

Supporting tools (archhub MCP 11)

Tool Description
find_region Address keyword ("Gwangjin-gu Jayang-dong") → sigungu_code/bdong_code. Required prerequisite before using other tools.
building_profile Comprehensive card including zoning district — Zoning district·main use·structure·scale·building-to-land ratio/floor area ratio·households·parking·use approval·seismic design·energy. One parcel in 1 call, comprehensive.
building_floors Floor-by-floor composition stack — Use·area of each floor from rooftop→above ground→underground. Remodeling·use change·rental composition.
price_history Official price time series — Unit-by-unit yearly trend·total change rate·compound annual growth rate (CAGR). Appraisal·asset analysis.
district_stats Building-level statistics + scale benchmarks — Overall·by main use·by decade·aging distribution + median floors·floor area ratio·height by main use. Urban planning·redevelopment projects.
old_buildings Aging building analysis — Sorted by years elapsed since use approval. Primary screening for safety inspection·redevelopment projects. min_age_years parameter.
demolitions Demolition/loss status — Most recent demolition order + asbestos-containing parts ⚠. Developers·demolition companies·public officials. since_year parameter.
permits_pipeline Permit pipeline — For cases in progress before approval for use, distinguish between construction-started/not-started stages. New supply pipeline. since_year parameters.
building_ledger Raw data for 10 types of building registers (general overview, summary title section, title section, floor-by-floor overview, exclusive/common area, housing price, etc.).
building_permit 17 types of building permits (general overview, by building, by floor, major repairs, demolition/loss, parking lot, etc.).
housing_permit 16 types of housing permits (general overview, by building, ancillary facilities, management common, etc.).

Workflow

Step 1 — Address → Code conversion (required prerequisite)

All tools receive sigungu_code(5-digit sigungu) + bdong_code(5-digit legal district code). When the user gives an address ("Jayang-dong, Gwangjin-gu"), you must first find_regioncallto obtain the code. The lot number (bun/ji) is recommended to be specified for speed in large districts.

주소: "광진구 자양동 2-2번지"
→ find_region("광진구 자양동")
→ sigungu_code=11215, bdong_code=10500, bun=2, ji=2

When district names are duplicated (e.g., Busan Jung-gu vs Seoul Jung-gu vs Ulsan Jung-gu), the metropolitan city must also be stated to distinguish them accurately.

Step 2 — Select tools by purpose

Purpose Tool
Comprehensive information on a specific building building_profile
Use and area by floor building_floors
Official price trend price_history
Statistics and distribution at the district level district_stats
Screening of old buildings old_buildings
Demolition and asbestos status demolitions
Permits in progress permits_pipeline
Raw data (register/permit) building_ledger / building_permit / housing_permit

Step 3 — Organize results

  • Organize building name, location, main use, structure, and scale (above-ground/basement floors, total floor area, site area) into a single card.
  • If the building coverage ratio/floor area ratio is not in the response, calculate it directly from the areas and (계산) mark to distinguish estimated values from measured values.
  • For parcels without zoning information (such as old detached houses), silently omit that line (do not fill in arbitrarily).
  • Official price is not the market price, state this explicitly (typically 60–70% of market price, including policy changes in the realization rate). Warn against interpreting the increase rate/CAGR as the actual transaction price increase rate.
  • State the source (Ministry of Land, Infrastructure and Transport Building HUB, data.go.kr) at the end of the answer.

Response compact rules

  • Address + sigungu/bdong code (first time only)
  • Main use, structure, scale (number of floors, total floor area, site area)
  • Building coverage ratio, floor area ratio, households/parking, approval-for-use date
  • When calling statistics: overall (number of buildings, total floor area, average age) + top 5 main uses + summary of distribution by decade/dilapidation
  • Old/demolition/permit list: top 5–10 cases + total count displayed

Division of responsibility (important)

This skill is dedicated to "the physical building" . For **"actual transaction price/monthly rent market price"**, use the paired skill.

Task Skill Data source
Actual transaction price/monthly rent market price moai-analyst:data-realestate Ministry of Land, Infrastructure and Transport actual transaction price report
Physical building (use, structure, scale, regulations, permits, dilapidation, demolition) moai-analyst:data-building-ledger (this skill) Ministry of Land, Infrastructure and Transport Building HUB
Population·Household Statistics moai-analyst:data-public KOSIS
Court Auction Sale Notice moai-analyst:data-court-auction Supreme Court Auction Information

When not to use this skill

  • Actual Transaction Price·Jeonse/Monthly Rent Market Price → moai-analyst:data-realestate
  • Statistics such as Population·Employment·Prices → moai-analyst:data-public (KOSIS natural language preferred)
  • Court auction sale notice·appraised value·minimum sale price → moai-analyst:data-court-auction
  • Owner·Ownership Information (Personal Information) → Since there is no owner field in the Building HUB API, it is outside the scope of this skill (recommended to check the register copy)
  • Illegal Building Inquiry → There is no illegal building field in any of the title section/basic overview/general title section (confirmed by actual API measurement) → Inquiry not possible
  • Real Estate Tax·Legal Advice → Guide to tax accountant·legal scrivener experts

Prerequisites

Required secrets on the user side None. No API key issuance required.

  • archhub MCP is a remote connector with a built-in public key (https://mcp.gomdori.app/archhub)로, URL만 .mcp.jsonregister it to use it immediately.
  • It works as long as there is an internet connection.
  • Only when local execution (stdio) is required, ARCHHUB_SERVICE_KEY(data.go.kr Building HUB service Decoding authentication key) is required. For general use, the remote connector is sufficient.

Failure modes

  • [NOT_FOUND] — No data for the relevant parcel/building. Hallucination blocked (arbitrary answers prohibited).
  • [EXTERNAL_API_ERROR] — data.go.kr upstream API error. Retry guidance.
  • If the address is ambiguous → find_regionIf this sigungu/bdong cannot be found, request a retry after reinforcing the metropolitan city/province context.
  • Large dong (thousands of records) → old_buildings·district_stats·demolitions·permits_pipelinemay be somewhat slow because it fetches everything. Specifying the lot number (bun/ji) is recommended.

Related skill chaining

  • before: moai-analyst:data-realestate — Precede with location review using actual transaction price market prices
  • after: moai-consultant:consult-market — Market analysis based on building + market price data
  • after: moai-analyst:data-court-auction — Cross-review of auction sale notices and building ledgers
  • after: moai-officer:doc-pdf — Generate building comprehensive card·statistics PDF report
  • after: moai-officer:doc-xlsx — Organize old buildings·permits pipeline in Excel
  • pair: moai-officer:setup-mcp-connector — archhub MCP advance preparation guide

Done when

  • Converted the address find_regionto sigungu_code/bdong_code (including bun/ji if there is a lot number).
  • Selected and called the tool matching the request purpose (comprehensive card·by floor·statistics·old building·demolition·permit·official price).
  • Organized the results including use·structure·scale·building coverage ratio/floor area ratio·source.
  • Specified that the official price is not the market price (when calling price_history).
  • Maintained the division of responsibility between "building substance vs. actual transaction price market price" (market price requests are routed to real-estate-search).
